“Neighborhood Housing Services is most known for its work educating people to become financially savvy, building long-term wealth through homeownership. Our classes deliver basic personal finance management information and homeownership education; and our one-on-one counseling helps people clean up their credit, avoid foreclosure, and learn sound financial management skills.

Our Community Building Initiative department operates two neighborhood centers; one in Freret, the other in the 7th Ward; which provide a base of operations for our community organizing work on blight reduction, economic development, and leadership cultivation. They house computer labs (free and open to the public); workshops and classes; and serve as spaces for cultural events.

NHS’ Construction Management services are a tremendous resource for anyone undergoing a home renovation project, at any level of income. Our construction specialists do a feasibility study to determine the scope of work, cost of repairs, and proper materials. We put the job out to bid to a trusted group of qualified contractors (the homeowner may also open up the bidding to any additional contractor of their choosing). When the bids are submitted, everyone is bidding on the exact same job, materials, and time frame. The client then is able to make an educated choice of contractor. The funds for the project are placed in escrow, and the work begins. Our construction specialists inspect the work weekly, and draw down the payments incrementally based on the progress of the work (each check to the contractor is cut with the homeowner’s written consent). Because our oversight process is so thorough, jobs are regularly completed on time and on budget. This service, which bears a fee of 3 – 6% of the project cost, is charged on a sliding scale based on the income of the homeowner. It’s a great tool for anyone who doesn’t consider him/herself “construction savvy,” and doesn’t want the burden of monitoring their own home renovations.
